Advantages of Using a Realtor to Build Your New Home
 
There are many factors in deciding what your new built home should be. Building a new home can involve many elements that you may not have considered.  The following is a list of advantages of using a Realtor to build your new home:

·         Assist in Selecting the Right Lot & Improvements to Ensure Good Resale Value

·         Access to a Database of Information about Subdivisions, Floor-plans, etc.
·         Familiarity with New Home Warranties

New home construction prices are generally based on the builder's cost plus their profit or markup. In most cases, homebuilders have a marketing budget which includes commissions.  It is important to remember that builders represent themselves; and a Realtor will represent you.  Here are some of the things that a realtor should and will do for you if they are qualified: 

Most buyers will do only a walk-through with the builder. A good Realtor will insist on an inspection by a licensed professional prior to closing and will attend the inspection with the buyer. 

Having a qualified Realtor to represent you when having a new home built and assist in making informed decisions that best benefit you and your family’s needs is beneficial.  The best part is that there is no additional cost to you.  So when you go to buy a new home, find a seasoned Realtor.  It makes sense.

 
Question Is there any advantage to NOT using a realtor to purchase a new home?
 
No. There is no financial advantage for you to buy directly from the builder. Builders have a "single-price" policy, meaning you will be charged the same price whether your interests are represented by an Agent or not. Just as in any resale, the Seller pays your Agent's fee.
 
 
 
REMEMBER... The Builder requires that your Agent accompanies you on your first visit to the Builder's sales office, or they will NOT PAY your representative's fee!
